$4 Million Spec Building in the Sam Houston Industrial Park

Things will come full circle in the Circle City for a new $4 million spec building in the Sam Houston Industrial Park when it’s completed this fall!

City officials held a groundbreaking for the upcoming $4 million spec building in the Sam Houston Industrial Park last month.

The idea behind the 100,000-square-foot speculative building is to attract new industries to the area.

According to reports, studies indicate about 85 percent of prospective companies look for existing buildings versus greenfield development.

The new spec building will be situated on Lot 3, a 41-acre site, in the Sam Houston Industrial Park. The industrial park is located at 102 Austin Court, which is about 11 minutes from us.

In the end, the spec building will basically be a shell. After that, it will only need a few finishing touches depending on the company’s needs.

For example, if a future manufacturer comes in, they will need to add their desired flooring as well as the electrical and a dock/drive-in if needed.

The general layout of the 100,000-expandable-square-foot space includes 25-foot-by-50-foot column spacing. Plus, an eave height of 32-feet.

Another fun fact, this won’t be the first speculative building in the area.

In fact, the approximately $4 million spec building in the Sam Houston Industrial Park will actually be the fifth of its kind in Dothan! So far, sizes have ranged from 40,000-square-feet up to the current 100,000-square-feet.
